Heating and Cooling Maintenance Services


Preventative Maintenance Program

These services are performed during a typical inspection and preventative maintenance visit.

Air Conditioning Equipment

  • Lubricate fan bearings as needed.
  • Inspect and adjust belts as needed.
  • Inspect filters and clean if washable.
  • Visually inspect equipment for signs of refrigerant leaks.
  • Check indoor evaporator coil clean as needed.
  • Check outdoor condenser coil clean as needed.
  • Change batteries in thermostat if needed.
  • Inspect and clean drain pan and drain line.
  • Check electrical connections and components – tighten loose connections.
  • Perform operational check and make operational log.
  • Check zone dampers.
  • Refrigerant pressures.
  • Volts and Amps.

Oil and Gas Heating Equipment

  • Lubricate fan and motor bearings as needed.
  • Inspect and adjust belts as needed.
  • Inspect filters and clean as needed.
  • Visually inspect equipment.
  • Remove nozzle and oil filter(oil).
  • Check and adjust oil pump pressure(oil).
  • Clean and adjust electrodes(oil).
  • Check electrical connections and components – tighten loose connections.
  • Check and lubricate water pumps as needed.
  • Perform and log efficiency.
  • Inspect venting.
  • Check & lubricate water pumps as needed if hydronic system.
  • Change batteries in thermostat if needed.
  • Check zone dampers.
  • Check and adjust gas pressure(gas).
  • Check Combustion blower(gas).
  • Adjust flame as needed(gas).

Humidification Equipment

  • Replace atomizer nozzle or distributor pad as needed.
  • Clean the water sump.
  • Check operation.

Power Venting Equipment

  • Check operation and safeties.
  • Lubricate motor to manufacturer’s specification.

Not included in the inspection and is billed as an extra

  • Chemical used for cleaning evaporator coils and condenser coils.
  • Replacing and electrical parts.
  • Filters and fuel pumps.
  • Cleaning of heat exchanger.

Written Report:

will provide to customer representative upon completion of each regular inspection of emergency call.

Emergency Service:

This coverage includes the priority scheduling for 24-hour emergency service for contract customers only.

Parts and Labor Discounts:

Contract Customers who’s accounts are current will receive a 5% discount on parts and labor for and service calls for covered equipment.
